Key Responsibilities:
Strategic & Market Opportunity Analysis:

• Conduct comprehensive market research and strategic opportunity analysis to identify emerging real estate markets and potential investment avenues.
• Identify and thoroughly examine the development potential of specific plots of land, developing innovative project ideas and commercial concepts.
• Evaluate current economic, legislative, demographic, market, and environmental variables to assess project feasibility and estimate future value.

Financial & Project Feasibility Analysis:

• Perform in-depth property analysis, including producing detailed proformas and financial models, and preparing comprehensive written project documents.
• Lead or participate actively in economic feasibility analysis activities and due diligence processes for prospective and existing properties to evaluate their viability for acquisition or new development
• Prepare compelling investment proposals, feasibility studies, and presentations for internal stakeholders, potential investors, and partners.

Real Estate Development Planning & Coordination:

• Review potential development sites to assess costs, zoning requirements, local ordinances, and overall acceptability.
• Manage and oversee the entitlement/zoning and permitting processes, including related community input and approval procedures.
• Prepare and manage the approval process for development master plans when required.
• Coordinating the work of professional consultants (e.g., land planners, architects, engineers, environmental specialists, etc.) comprising the development team, including scheduling meetings and reviewing reports.
• Manage and maintain design development schedules to ensure timely completion of development milestones.
• Prepare briefs and participate in the selection and engagement of consultants, architects, engineers, and other professionals at all stages of the development cycle (master plan, concept creation, schematic, detailed design).
• Participate in and support the preparation of tender documentation and the general contractor selection process.
• Monitor construction progress through periodic on-site observations, ensuring alignment with development plans and quality standards.

Stakeholder & Relationship Management:

• Build and maintain strong relationships with landowners, investors, local government officials and other external stakeholders
• Support negotiations and assist in contract development for land acquisitions, joint ventures, and other strategic partnerships.
• Coordinate effectively with internal teams (e.g., Design, Finance, Legal, Construction Management) and external professionals (e.g., lawyers, municipal government officials) to generate and refine development plans, ensuring high-quality projects and the timely obtainment of all required permits and licenses.
• Represent the company in industry associations and forums, fostering valuable connections.

Reporting & Strategic Support:

• Track and report on Key Performance Indicators (KPIs) related to business development initiatives and project progress.
• Prepare periodic updates and materials for management and Board review and approval.
• Work in company-authorized platforms, systems, and software (including but not limited to: SAP Business 1)
• Perform other related tasks and provide comprehensive support to the Business Development Director as assigned.

Skills and Qualifications:

• Higher Education: Bachelor’s degree in business administration or a related field
• Relevant Experience: 3+ years of progressive experience in real estate development or relevant roles
• Experience managing budgets and timelines
• Market Research and Strategic Thinking
• Fluency in Georgian and English languages
